ABOUT SKYLINE APARTMENTS PHASE II

Located just one mile south of Turner Field and close to downtown Atlanta, this 6.2-acre development in the Peoplestown Community offers expansive views of the Atlanta skyline. It’s strategically positioned near key transport links, including Interstates 75/85 and I-20, and offers easy access to the Beltline and MARTA rapid transit. The project, set to unfold in three phases, and is currently 95% through its first phase. Upon completion, it will feature 875 apartments, 30,000 square feet of retail space, ample parking, and green areas. In partnership with Goldman Sachs, Exact Capital secured financing in February 2022 for Skyline Phase I, focusing on 250 affordable housing units and retail space. Skyline Phase II will add more residential units, retail space, and parking, with a commitment to affordability. The development is part of Atlanta’s broader revitalization efforts, including the Beltline project, MARTA expansion, and the Turner Field area’s transformation into a mixed-use district. These initiatives aim to enhance transportation, attract new jobs, and improve the city’s cultural landscape.

An executive advisory member of the Urban Land Institute, Jack holds a Bachelor’s in Architecture and a Master’s in Real Estate Development from Columbia University.

Craig Livingston

Craig Livingston serves as the Managing Partner of Exact Capital, where he oversees the firm’s development activities, including structuring, negotiating, financing, and managing real estate ventures. With extensive experience in the industry, Mr. Livingston has advised, structured, and executed financing for numerous transactions within the firm’s real estate portfolio, totaling over $1.5 billion across multifamily, retail, and hospitality assets. As Chair of Exact Capital’s Investment Committee, he has spearheaded the firm’s regional expansion beyond New York, identifying strategic opportunities in emerging markets. Beyond his leadership at Exact Capital, Mr. Livingston is deeply involved in the real estate community. He serves as Board Chair of the New York Real Estate Chamber (NYREC), a consortium of diverse real estate developers throughout New York City and State. Mr. Livingston holds a Bachelor’s degree from the University of Connecticut and earned his MBA from Columbia Business School. He began his career at Booz Allen before moving into the financial sector at Goldman Sachs.
