
ABOUT UNDERGROUND ATLANTA
In 2023, Exact Capital partnered with Lalani Ventures (the ‘Developer Team’) which had previously acquired the famous Atlanta Underground, a mixed-use shopping and entertainment district in the Five Points neighborhood of Downtown Atlanta. The Developer Team is proposing to build a multi-phased mixed-use ‘destination’ project that will transform the heart of Downtown Atlanta. The project will incorporate new mixedincome housing, student housing, art incubators, and dynamic neighborhood retail all integrated with sustainable technologies and active public spaces (the ‘Project’).The first phase of the Project will be a new 392-unit mixed-income tower with ground-floor retail at the intersection of Peachtree and Wall Streets. It will include up to 40% of units at 60% AMI with the remainder being market-rate which will have access to variety of on-site recreation and amenity spaces, including parking. The Project will be financed through a combination of public subsidy, low-income
tax credits, and private investment. The Project is currently designing architectural plans, securing SAP permits, and entitlement approvals with
an expected groundbreaking in late 2025 and a construction timeline of approximately two years.
